Parc Esta condominium is just a mere 3 minutes walk to Eunos MRT station and bus-interchange. Eunos MRT is located in a mature estate of Singapore and there are arrays of established amenities available such as hawker centre, bakery shops and clinics.  A property that is so near to a MRT station in a mature estate will retain its value better and would very likely appreciate in value when the market is in an upswing. I would strongly urge home buyers to come take a look at this location before they make any other decisions!

Eunos MRT is just one stop to Paya Lebar MRT Interchange which connects to the Circle Line. One can travel to Paya Lebar Square in under 3 minutes as Paya Lebar MRT is just 1 station away from Paya Lebar MRT Interchange. For frequent air travellers, taking the train to Changi Airport is a breeze. We just need to take 3 MRT stops and alight at Tanah Merah MRT station and then change to Changi Airport MRT station. For sports and fitness fans, the Singapore Sports Hub at Stadium MRT station only 4 stations away from Eunos MRT station.


Being just 1 MRT station to the Paya Lebar Interchange on the Circle Line brings a lot of convenience as we can seamlessly go to places such as Bouna Vista, Pasir Panjang and Bayfront MRT stations.


Eunos MRT station being on the East-West Line also brings a lot of convenience as City Hall MRT Interchange is just 6 stations away and it is connected to the North-South Line.


For myself example my workplace is at Tanjong Pagar, the nearest MRT will be Tanjong Pagar MRT station. So from Eunos MRT station to Tanjong Pagar MRT station, I will only need around 8 stops to reach the station nearest to my office. This can be done in less than 30 minutes!

Price Analysis

Comparing with two other relatively new condominium along adjoining MRT stations, Parc Esta is expected to be selling around current market average. Sims Urban Oasis launched in back in 2015 and is currently transacting on average of $1,503 psf with a historical high of $1,702 psf on June 2018 for a 441 sqft unit. Park Place Residences raised eyebrows in 2017 when it launched and sold units above the $2,000 psf mark and is currently transacting on an average of $1,768 psf with its historical high being $2,281 psf for a 484 sqft unit in April 2018. Following property trends, Parc Esta would probably be selling nearer to a $1,7xx psf average if not for the latest round of July 2018 Property Cooling Measures.

Properties near MRT in Singapore generally can command a higher selling price due to the added conveniences being so close to an efficient train network brings about. Parc Esta is expected to transact at an average of $1,5xx psf which is pretty fair value comparing to the other properties along the same stretch of MRT stations. Statistically prices of newer property launches tend to creep upwards due to developers outbidding one another on this land-scarce island. But because the latest round of property cooling measures have not had much time to soak into the market before Parc Esta is launched for sales, they will be selling with caution at a lower than ideal price from the developer. Homebuyers can also take note that there is another confirmed plot of land to be sold in the vicinity of Parc Esta to other developers in the near term and this would most likely happen after when most of the reservations from this round of latest cooling measure somewhat subsided. Homebuyers should see prices resume creeping upwards and the next plot of property would probably set a new price standard higher than the average of $1,500 currently.


Meticulously landscaped, decent unit to unit distance, inside a matured town estate which is practically near to anything one would need. I can imagine living here at Parc Esta will easily please any age group of home owners. MCL Land has always been renowned for their designs but surely bringing all fantastic facilities together into this mega land plot of almost 4 football fields size, their certainly outdid themselves this time. The prospect of buying a property so near to the upcoming Paya Lebar hub and other well established amenities and offices down the line feels like a sure bet for me given time. Although selling prices is nothing to wow at for bargain seekers but this is fair value at a more than fair location for me. The proximity and convenience to Singapore’s city centre is already enough to sway most homebuyers but when we couple that with a beautiful lasting design inside a condominium, one should really consider taking a look at Parc Esta before deciding on anything else.
